Before signing a lease, the lessor most likely wants the tenant to send a rental request. The South Carolina Standard Car Rental Agreement (Form 410) is the official state contract used for the establishment of a binding agreement in which real estate is leased for regular payments. The rental agreement contains very specific provisions, that the manager and tenant have a complete understanding of what is expected of them until the expiry of the lease, which is usually one (1) year after signing. Due to the official nature of the document, the parties should read the document carefully before signing, as it can be exceptionally difficult to change the contract after a tenant arrives. An important reference to the SC Act is that owners cannot enter a property unless they have been completed twenty-four (24) hours in advance and entry is made at a reasonable time. The South Carolina Association of Realtors lease (Form 410) is a legally binding document completed, agreed to and signed by the landlord and tenant for the rental of a housing unit or lease for a specified period of time (usually 6 to 12 months). Once the document is signed by all parties, the lessor has the right to force all aspects of the lease, the tenant has the right to use the property as a state in the document. If the tenant wishes to terminate the lease at the end of the lease, a period of 30 days is necessary.
